What is the guest cancellation policy?

Full refund for cancellations up to 60 days before check-in. If booked fewer than 60 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

How do I secure my reservation?

A reservation is secure once the guest pays for 100% of the trip at the time of booking.

Is Wi-Fi included?

Yes, all of our properties have complimentary Wi-Fi!

Do guests or owners provide towels and linens?

All of our owners provide towels and linens for guests to use throughout their stay. Each property also has basic household items including, but not limited to, toilet paper, paper towels, hand soaps, kitchen cookware, dinnerware, and dining utensils.

Can guests check in early or check out late?

The standard check-in time is 4pm, and the standard check-out time is 11am. We grant flexibility on a case-by-case basis out of respect to our wonderful cleaning crew, as we allow same-day turnovers and take the time to thoroughly clean and disinfect the property. A small fee may apply if granted.

How will guests check in?

All properties have a smart lock, so guests will use a code to enter the premises.

What is the owner cancellation policy?

If an owner decides to part ways with M&D, then they will simply give written notice 60 days prior to listing the property on the market. M&D creates an email address for each property to transfer full ownership of each property profile (i.e., Airbnb, Vrbo) to the owner which protects owners' reviews, reservations, and information. All reservations will stay standing, and M&D will continue to market and book the property in good faith for the remainder of the term. The owner will receive any and all logins for property emails and property profiles, and we will work diligently to ensure our owner is satisfied upon departure.

How do I become a short-term rental owner, and how can M&D assist?

If you are interested in renting out your home, then it is important to research the city guidelines to ensure your property qualifies for a short-term rental permit based on zoning laws. Fox example, our College Station rentals require Short-term Rental permits to operate within the city. Some of our owners may not live in the area or not have the time to manage the rental with 24/7 guest communication, marketing, taxes, restocking, and property maintenance which is why Michael and Deanna founded this company; we are here to help you with all of the above in addition to procuring a city permit, scheduling a Life Safety Inspection, and building property profiles on Airbnb and Vrbo. There is no cost for property evaluation, and we are happy to meet and preview any potential STR location. After a quick walk-through, we will be better able to answer any questions, recommend pricing, and suggest any amenities for your vacat.  Prospective property owners will also receive sample documents before signing on with us (e.g., monthly owner statement, new owner booking agreement, annual pricing sheet, guest welcome booklet).

If I am not a short-term rental (STR) owner, can I still hire M&D for property maintenance?

Absolutely! We love to help others with projects and have developed a network of local contractors if additional help is needed.

Which fees do guest cover?

Guests are responsible for paying lodging taxes (15.75% of the rental rate), a cleaning fee, and a flat service fee of $75. No security deposit is required, and reservations are paid in full upon booking.

How does compensation work between owners and M&D?

M&D collects 25% of all gross rental receipts and charges a flat fee of $25.00 each month the property is rented out to cover property preparations and marketing expenses. There is no annual fee. Monthly add-on services are optional (e.g., lawn care, routinely changing air filters, batteries, and light bulbs, trash can sanitation, etc.).

How can M&D help with my STR once it is up and running?

.We handle all guest communication, property maintenance, restocking, cleaning, and marketing. Our owners receive weekly updates on their property along with upcoming/past guest reservation dates and prices. M&D then distributes monthly installments to all respective tax entities on behalf of the property owners which is reflected in a monthly owner statement. Property owners can be as involved in the business as they would like, and we are always happy to work as a team to provide the best service we can for guests.

As an owner, should I choose a long-term or short-term rental?

We would like to offer our full support and any information you may require in order to have your properties up and running as either short-term, long-term, or both! Long-term leases (6-12 months) are generally going to be your best bet on securing profitability simply because tenants provide their own furnishings and pay for any utilities used during their stay. Short-term rental agreements, though not always guaranteed, have the potential to generate around the same amount of yearly revenue as long-term leases with little to no wear and tear on your home. It is important to note, however, that short-term rentals require the home to be fully furnished with all utilities paid by the owner.
